Do I need planning permission?

Many single-storey rear extensions fall under permitted development, but it depends on the property, previous extensions and whether you are in a conservation area. We will tell you when it looks like an application is needed, and you should confirm with the council.

Will you work alongside my own trades?

Yes. On a lot of jobs the customer already has an electrician or a plumber they trust. We will programme around them as long as everyone knows the sequence.

Can you quote from drawings?

We can price from drawings, and we would still want to see the site. Access, ground conditions and what is behind the existing walls all affect the figure and none of them show on a drawing.

Do you take on small jobs as well as extensions?

Yes. A failed lintel, a rebuilt porch or a new set of steps are all normal work. It is worth asking even when it feels too small to bother with, because those jobs are quick when someone is already set up on site.

Who is responsible if the job needs an engineer?

We will tell you at the quote stage when a job needs a structural engineer or building control. You appoint the engineer directly so the design is yours, and we build to it and work around the inspections.
