The work

General Building for Kew homes

Kew is a short run for us, so a look at a general building job here is a visit rather than a day of travel priced into the quote. We work across TW9 and out into Brentford, Richmond, Chiswick, Isleworth, Mortlake.

A lot of building work is a sequence rather than a single task. An extension needs foundations, brickwork, a roof, roofline and render. A knock-through needs propping, a beam, brickwork and making good. Someone has to own the order those happen in.

We take on that kind of work across West London, doing the brickwork, roofing and external trades ourselves and bringing in the specialists the job needs. If a job needs a structural engineer or building control involvement, we will tell you at the quote rather than halfway through.

What's included

What general building covers

  • Extensions and outbuildings

Groundwork, brickwork, roof and roofline on single-storey extensions and garden buildings.

  • Structural openings

Propping, needling and beams to form or widen an opening, then making good.

  • Porches and canopies

Built new or rebuilt, with the roof detailed into the main house properly.

  • External repairs

Lintels, sills, thresholds, steps and the general repairs an older house accumulates.

  • Making good

Brickwork, render and roof detail brought together so the new work reads as part of the house.

  • Coordination

Trades and deliveries scheduled so the site is not standing idle.

The process

How a general building job runs in Kew

  1. Step 01

    Talk it through

We look at what you want, what the building allows, and what consents may be involved.

  2. Step 02

    Scope and quote

A written scope naming what is included and what is not, so there are no assumptions.

  3. Step 03

    Programme the work

The order of trades agreed up front, with the disruptive stages flagged.

  4. Step 04

    Build and hand over

Work carried out, site cleared, and photographs of what is now hidden.

Why TJM

Why Kew customers use us for this

  • One person owns the programme, so trades do not turn up in the wrong order.
  • Roofing and brickwork are done in house, which is most of the external work.
  • We flag structural engineer or building control involvement at quote stage.
  • Photographs of work that is about to be covered up, for your records.

The price

General Building costs

What general building costs comes down to what you actually have, not a price list. Two jobs that sound identical can be an hour of work or a week of it, which is why we do not price roofing over the phone. We come and look, then put a figure in writing.

  • The scope, and how many trades the job involves.
  • Structural work, since beams, propping and engineer input add cost.
  • Access for materials, muck away and any plant.
  • Consents and inspections, where the work needs them.

On the job

General Building across Kew

We cover Kew TW9 and the streets around it - Brentford, Richmond, Chiswick, Isleworth, Mortlake - so most general building jobs here are a short journey rather than a day of travel priced into the quote.

If your job crosses into another trade, that is still one price and one person responsible for the order the work happens in. Roofing, brickwork, render and groundwork are all done in house.

Questions

General Building in Kew: common questions

Still not sure? Ring and ask. It is usually quicker than typing it out, and you will speak to the person who would do the work.

Do I need planning permission?

Many single-storey rear extensions fall under permitted development, but it depends on the property, previous extensions and whether you are in a conservation area. We will tell you when it looks like an application is needed, and you should confirm with the council.

Will you work alongside my own trades?

Yes. On a lot of jobs the customer already has an electrician or a plumber they trust. We will programme around them as long as everyone knows the sequence.

Can you quote from drawings?

We can price from drawings, and we would still want to see the site. Access, ground conditions and what is behind the existing walls all affect the figure and none of them show on a drawing.

Do you take on small jobs as well as extensions?

Yes. A failed lintel, a rebuilt porch or a new set of steps are all normal work. It is worth asking even when it feels too small to bother with, because those jobs are quick when someone is already set up on site.

Who is responsible if the job needs an engineer?

We will tell you at the quote stage when a job needs a structural engineer or building control. You appoint the engineer directly so the design is yours, and we build to it and work around the inspections.
