How long should a flat roof last?

A modern torch-on felt or EPDM roof laid with correct falls should be a twenty-year-plus covering. The ones that fail in five are almost always ponding, so the fall matters more than the brand of membrane.

Can you just patch it?

If the covering is otherwise sound and the fault is one lap or one outlet, yes, and we will say so. If the roof is ponding and blistered across the whole area, patching buys a season at best.

Which is better, rubber or felt?

EPDM rubber goes down in one sheet on a simple rectangle, which is a real advantage. Felt is easier to detail around awkward shapes and simple to repair later. We pick based on the shape of your roof.

How much fall does a flat roof need?

Current guidance is a finished fall of at least 1 in 80, which in practice means designing to 1 in 40 so deflection and workmanship do not eat it. A roof with no measurable fall is the commonest reason a flat roof fails early.

Can an existing flat roof be insulated?

Usually, and a re-cover is the moment to do it. The limit is upstand height: insulation raises the finished level, so door thresholds and abutment flashings still have to work afterwards. We check that before quoting.
