Why do lenders object to spray foam?

Because it prevents the roof structure being inspected and can trap moisture against the timbers. A valuer who cannot see the rafters cannot sign the roof off, which is what causes the problem on a sale or a remortgage.

Can all of it be removed?

Open-cell foam comes off reasonably cleanly. Closed-cell foam bonds hard, and some staining or residue can remain on the timber even after a thorough strip. We will tell you what to expect after looking at yours.

Will I need a new roof afterwards?

Sometimes. If the felt was already perished or the foam was sprayed straight to the tiles, re-felting or re-roofing follows. Often the timbers are sound and the roof only needs ventilation restoring. The report tells you which.

How long does removal take?

A typical semi-detached loft is two to four days depending on the thickness of the foam and how much of the roof it covers. Closed-cell foam takes longer than open-cell because it has to be cut rather than pulled.

Will removing it damage the roof?

The aim is the opposite: removal is what lets the roof be inspected and ventilated again. Felt that has been sprayed over does sometimes tear as the foam comes off, and where that happens we show you and quote re-felting separately.
